Overview

The Planning Division deals with all aspects of land development including the dissemination of property zoning and zoning code information, the review of building permits and business licenses, and the processing of land use applications.

A pre-application conference is required for most land use applications and many building permit applications.

*: If an application does not include review of architectural elevations, fee shall be reduced by $300.

**: Applicants are responsible for recording fees. Fees are set by and subject to change at the discretion of the Jefferson County Clerk and Recorder.

***: Fee may be reduced if curb, gutter, and/or five-foot wide sidewalk are existing. Fees are based on prevailing costs as determined on an annual basis by the Public Works Department and Engineering Division of Community Development. 

Per acre charges are based on exact acreage. Fees are rounded up to whole dollar amounts. 

Appeal of a decision may be subject to additional application, processing, and/or public notice fees.

Publication/public notice fees are based on the average application. Applications with extraordinary mailing requirements or legal descriptions may be charged the additional cost of postage or publication. These costs shall be paid by the applicant prior to the public hearing. If they are not paid, the public hearing will be continued. 

When multiple requests are being processed as a single application, the applicant will be charged for each land use request. For cases heard together at the same public hearing, the applicant will be charged per hearing, not per case. 

Resubmittal Fees:

Resubmittal fees may be owed if after review of the second submittal, changes have not been made as requested by staff. Subsequent review will only occur when the resubmittal fee is paid. 

1st, 2nd, and 3rd submittal are included in the application fee.

At the 4th submittal, additional review fees in the amount of 1/2 of the original application fee are owed. 

At the 6th submittal, additional review fees in the amount of 1/2 of the original application fee are owed.
