There are over 500 acres of property in the 100-year floodplain within the City of Wheat Ridge. Of that, only a little over one half is owned or managed by the City of Wheat Ridge. The other half is privately owned property. Most of these privately owned properties are used residentially, especially in the areas adjacent to Lena Gulch and Clear Creek.
People with homes located in the floodplains are 27 times more likely to have a flood during their 30-year mortgage than they are a fire. Losses due to flooding are not covered under most homeowner insurance policies.
100 - Year Floodplain
If you have property located in the 100-year floodplain, be aware that any development requires a floodplain development special exception permit. A building permit for construction in the floodplain will not be issued until a special exception permit has been processed. The special exception permit is required for the construction of new structures, house additions, fences, storage sheds, and the placement of fill.For a determination of floodplain status for your property or for information on how to obtain a special exception permit, please contact the Engineering Division at (303) 235-2846.
